I'm curious to hear how other property managers and landlords are navigating this.Here in College Station, TX, I don't accept Section 8 applicants.

I go to their properties once a month and there is only one property that has seen any progress in the last 3 months.

The key to investing out of state is finding a good property manager.  

The property itself should bring in revenue ( even if you choose not to live in one side) and generally a bank will accept a portion of that rental income into the calculation. 

I wouldn't say that office properties are necessarily foolish to buy but I would certainly be wary of it.

You look for comparable sales for other distressed properties that are similar and nearby and also counter that with finished version comps so you can see what your perceived spread could be.

I would reinvest in a another property and use a 1031 exchange to detour taxes.   

I'd highly recommend attending some local reia meetings.
