If I was in your shoes and had time to kill but money sitting there I would invest it in index funds so it grew until I was ready to pull it out to invest in real estate.

The first deed is unrecorded.Also, if you can prove (recording checks, intake sheet, copy of all submitted docs/instruments) that the deed is in queue with the recorder and you are simply waiting for it to be indexed and returned, and you have a title commitment in hand, this should be a non-issue.

Tying up your capital for 10 years just to get the same rate of return that you could get in an index fund does not seem like a smart decision, given the increased risk of a project like this as a new investor. 

The laws are different, the nomenclature is different and the indexing of documents is different. 

The core PCE price index, the inflation indicator favored by the Fed, will come out on Thursday (10/1).
