It's for the privilege of having pets in the home.The deposit is treated like any other deposit and either applied to unpaid charges/cleaning/repairs or refunded to the tenant.Cat urine is difficult to get rid of, sometimes impossible.

I would charge for the privilege of the short term extension but our area is very seasonal, your area could be different. 

And likely you would have to furnish the common space to avoid any issues with ownership of items and privilege  of use 

Probably just a matter of time with all the growth in the area until they force you to connect to sewer and assess you $10,000 for the privilege. 

I get that 100% financing exists i have done it for 20 plus years .. just never charged people for the privilege to borrow money from me.. but i will say for my 100% financing i get paid a premium. and I am not looking for new beginners unless I like them or they are in a market I have a lot of support in.Just be nice if you guys spit out what you do..

@Bill F. is a 100% right on this, the reason there is such a big disagreement here is people aren't talking about the same unit sizesAn estoppel is not proof that rent is being paid its just proof of what rent is supposed to be paid (physical vs economic vacancy), it protects you after the sale so residents cant say their rent was lower than it actually is or they have special privileges they really don'tDon't wait until after you buy to find out who has actually been paying.

I can bring about 20k to the deal, but really I'd rather just cut myself out of the deal, keep my money liquid, enjoy the privilege of the experience, and move on to my next deal.

Also, when is one really privileged to all the information or "cards" in life?

I have been privileged to have been able to attend some of his meetings as well as gain key insight into the real estate business.
