The only problem is that the book is pretty dated (from the 80's) so he explains to find these deals in the newspapers or yellow pages which obviously are no longer prevalent

I think you really need to have at least 8% appreciation to cover holding/transaction costs, so that may make the periods of flatness more prevalent.
