. - by "deep" Queens or BK, how long of a commute into Manhattan would those be?

I currently live in NY and work in Manhattan so I was considering Essex County (East Orange, Orange, or Upper Irvington) for the low cost of entry.

It is right on the other side of the east river from Manhattan making it only one subway stop away from Grand Central.

They are now forever priced out while I have a 10 building portfolio.BTW, just to contrast my Luck with another investor I know who invested in 2 Condos in Manhattan, he got UNLUCKY with those Investments.

People are going to buy outside of NYC (I'm talking Manhattan) because of the ability of working from home now.

I do own a co-op in Manhattan.

By way of background, my partner and I live in Manhattan and have been investing in Philadelphia real estate for the past year. 

Each bedroom, the kitchen, and living room have mid-town Manhattan views.

We currently own and self-manage a condo in Manhattan, which is being rented out, so although limited, I am gaining some experience at being a landlord.After a fair amount of thought and research, I believe that I will be best suited right now by committing myself to "rehab and sell" projects.
