I doubt you could force the buyer without the mtg being released, in spite of any indemnification offered I’d be talking to state/fed lending regulatory agencies about Midland’s refusal to record a satisfaction in a timely manner.

Is it a good idea or an unreasonable ask in my offer to have a contingency stating I'd like to get a professional appraisal done and offer is contingent on my satisfaction with the findings? 

Additionally, their bonus is based off of customer satisfaction, so there is an incentive to provide better service to the consumer.
