Is being in town close to everything aka walking distance to bars and restaurants outperform a quiet setting outside of town perform or can they do ust as well.

The short answer is MHPs and self-storage have outperformed apartments over the last 10 years, and in the last 5 years, MHPs have outperformed apartments and self storage by a wide margin. 

I haven't invested in Birmingham but if you can find a deal in Huntsville, the growth of income, jobs and population expected should lead to it outperforming Birmingham.

I have worked at multiple investment banks and the odds that a picker will outperform over an extended period are very slim.

With a little bit of patience, over time these markets tend to out perform high cap rate markets by a good deal.
