Renovated home value will be @ $320,000.What if I go get a mortgage on the home for @ $240,000 and then rent the house out going forward?

If everything checks out, go for it.

If you run the numbers and it pencils out, go for it.

Currently all incoming and outgoing water lines are frozen solid.  

I had a young man and a lap top ( they had just come out) go to every county up the 1 5 corridor.go to the assessors office and in the northwest you have really robust aerial photos that you could marry to the assessors plat maps  and determine if there was standing timber or if was recently logged.. then we put the owners info in there too.. it was all done by hand took a year to create.

If possible, base it on your strengths - for example, if one of you is more outgoing and skilled in written communication, have that one handle guest communication.

If your price point is under 400k, looking for a MF in Northern NJ is not going to happen and if it does, it will come with more costs, so you can either wait it out, go farther out if the commute works, to Morris Co, or find a condo that you can live in for a year, with low HOA, rent it the year after you leave, and then the following year you reassess its value.
