Your cap rate to cost might be higher than you can purchase existing in the marketplace.Some buyers are looking at older buildings touting ( new rehabs or freshly updated ) with optimistic numbers from a seller.

There were 7 showings on the first day on market, so while we are optimistic, it may be swept from under our feet.This is a real fixer upper, 100+ yr old home with plaster walls in need of some repair, hardwood floors which we hope to salvage, but the house looks straight out of the 1940's.

You will pay for HOA, not the tenant, Rental apartments are hard to finance, 4.2% mortgage interest is very low, I have doubts you will get this, and sewer trash and water only $50 is an optimistic scenario, never a good idea to make an investment decision.

During peak holidays, all hotels/motels are sold out (even with airbnb exploding here). there are jobs and more jobs coming back.I understand all the negativity but I'm an optimist and it has worked out here for me
