Like everyone else said, you only get a judgement...if they have no assets, nothing to go after.If they inherit assets later or try for loans or jobs that require clean credit, it could follow them around long enough to eventually make it a necessity to repay you.Also, it's different in each state.

I have been running numbers on calculators trying to determine a good amount of positive cash flow and most of the numbers I am coming up with are between 25$-100$ positive cash flow for myself after factoring in for all oft he necessities (rent, insurance, taxes Ect)I would prefer to find a multiplex as that would make things much easier to cash flow and keep the process going.Appreciate the advice!
