We are wondering what to do next....multi family unit?

Didn't appreciate it would have to be that many doors multi-family vs higher value single family.

I worked with this exact system but the investors wanted outrageous requests along with constant changes that made the project unprofitable.

If you have your own business/self-employed you might qualify for a Solo 401(k) or multi-participant 401k whereby you can self-direct into real estate with those funds. 

Hey Cecil, if you're anxious about getting started, I would likely recommend starting off with something more turn-key and then doing a BRRRR for your second deal once you establish your systems and get a good team in place.  

Scarcity is built into the whole system.

They assured me all they needed was for the power company to come hook up the power so they can get the HVAC technician in to ensure the HVAC system was good then they can do the finishing touches while the house has Air conditioning and power.  

Would like to become more savvy in the multi units properties realm separate from some of my commercial properties tenants who have excelled in that type real estate.   

I never give the system or the prepped documents.
