Sub to is just very risky for the seller as denoted in this thread.. for you the buyer very little risk unless like Ken mentions you start to fib on applications etc.

As mentioned above, have good comps.Take a look at the S8 list of available properties so you have an idea of what your prospects are coming from.

As Peter and Jonathan mentioned relying on similar comps and/or local agent knowledge is the key here.

It is pushed over and over and over, especially on social channels and from service providers, and often interchanged with other terms and defined differently constantly, but mentioned again and again. 

I know you mentioned other units are listed comparably but asking price is not the same as rented price.
