This is the largest Adaptive Reuse project that I've taken on. 

Then you'll have to figure out how you fund the project (land purchase + build costs).

I know of some folks in KC and Memphis doing new builds like this, but they are doing it within a much larger and long-term project that includes upwards of 300-500 units built over the course of 5-10 years.Assuming you're looking in Columbia, do you have a "B+/C" neighborhood in mind?

Faster TurnaroundsSmaller projects often take a backseat for licensed contractors, causing delays.

Existing deals will instead be saved by NOI growth driven by rent growth--if you have the staying power to hold on long enough.Supply:  High deliveries remain today mostly because of "hang over" from projects that are taking longer to complete than developers (and industry analysts) expected. 

It was a fantastic surprise because it's not what projected was, it was perfect case scenarios. 

I would like if you ever need a licensed GC to do renovations/Tenant Improvement projects I have a group for that.  

I think good flippers talk about something like 80-20 -- they do well on 80% of their projects.

I've been really stoked about this project since I found out about them a while ago.
