I would install the furnace that I could get the best deal on based on anticipated longevity not efficiency.

I'd LOVE to hear what very specific fixtures people use in their rentals that they swear by in terms of efficiency, usefulness and longevity in their rentals.  

I suspect this was his attempt at putting a doubt in my mind about his longevity, hoping that I would offer a lower rate for him to sign one year.He is slightly under market rate, so I doubt that he would find something comparable for less.

That does not include longevity, wear and tear, major storms (usually not winds 60+ mph) etc...Have more questions? 

If its R22, its fazed out. there are replacements for the units, and a mixture that will work with the cheap replacement units, but the longevity of prior copper lines with the replacements are in question.... 

Simple use of demographics to maintain career longevity.

In metro Detroit, the numbers look great on paper - that's it :)  Why - because paper shows a moment in time snap shot, which is Pro Forma; it does not take into account longevity and stability.  

@Eric La Pratt - Great question and it's awesome that you are thinking about these details as they play a big role in the longevity of your building and maintenance calls.We are typically installing Moen fixtures in all of our rentals and most flips (we try to provide a quality product regardless of flip or rental). 

Seems like a good place for lower income affordable housing from what I can tell - I would potentially wonder about the long term appreciation/industry/longevity/population.

The key to direct mail is consistency and longevity!
