And agents are legally prohibited to engage after closing - at least per Wisconsin State law. 

To legalize a curb cut in NYC, your first step is to hire a licensed architect or engineer.

I'm not familiar with the market or the legalities of wholesaling Florida.

Just communicate and it is not an issue.

But for large multi-family, that amount hardly covers your legal fees for one transaction, let alone down payment, due diligence costs, lender fees, other closing costs, etc.

Any seasoned investor will be able to spot these quickly but the issue is as a human you can’t possibly analyze all the deals that come your way without using such tools.

I'm not sure I would get to cute trying to squeeze every time out of it now with a lease that might cause you issues in the future, but the scenario you describe is common and probably smart. 

Our main issue is these properties are owned in an LLC.

And also that rates are just going to continue to be an issue, so it's likely something to plan for in rent rates and/or overall investment costs.
