I don't have an issue with a seller paying some of the closing costs, etc, but the default rate is exponentially higher on loans where the borrower doesn't inject their own cash into the transaction.

A commitment letter is one that generally states that as long as the borrower meets certain criteria, ex. minimum appraised value, cash injection, etc, the lender will close the loan.

Hi Seth, You'll likely need some money to inject into the deal unless you can find a private person to finance it or a partner.

You'll still need to have a cash injection of some sort. 

Also, the development will progress in phases, the later of which will require $1M financing, and it is difficult using my spreadsheets to insert a loans or capital injections at EOY1 and EOY2.
