So yes, have a conversation and trust your gut feeling. 

1st off all a gut in dc is gonna run you 200-300k especially if you are looking a pre ww2 stuff.

In terms of strategies, you can do something other than a full gut if you're more conservative.

Focusing in on your intro is that you are interested because it is a busy market - basic human instinct and it is not entirely wrong. 

Rehab consisted of complete gut renovation of kitchen/dining area, new hardwood floors and refreshed bathrooms (new vanity and paint).I am bullish about the long-term appreciation prospects of the property and have trouble envisioning the hold strategy over the next 10-15 years.
