I think this is my first post.I have some cash (let's start with $25k) I want to put to work (I currently have mostly paper assets/investments at the moment and want to diversify) in either rehab flips (to grow the cash) or rentals (to send me a check each month).I have an excellent "theoretical" grip on REI thanks to a guru course, numerous books, friends who currently invest, and of course BP.

Once we have a grip on our CapEx numbers, then we want to figure out what our income is likely to look like. 

I think some experience doing value-add rehabilitation and studying the economics of grip it flip it ops (if that’s your plan) is in your best interest.

Got the books, clippings, took some classes, but fear has gripped me to start.

After getting a hang of the landlord thing, I felt like I had a good grip on what to expect a property manager to take care of.

Jon, you have to be in this business.The second you loosen your grip or release some line, you get taken for a ride (an unenjoyable one at that)There is ALWAYS the deal of the century next time.Who knows, this one could fall through and you could be first in line.
