It just takes good design.

The good ones will have access to off-market deals. 

I will say the abatement if you do it right with a good contractor will be pricy since they have to abide by some different regulations on disposing of it.

You have to learn what you are willing to accept as not perfect, but good enough. 

If you are unable or unwilling to do so we may elect to terminate the lease and request a return of our deposit--which we offered in a good faith agreement that we would be presented with a habitable dwelling--and our prorated rent.
