I left out the important details about how much work the house needs: new windows, roof, no AC, not even a fume hood in the kitchen, sometimes mold issues in the basement, broken windows, landscaping. we basically self manage which is at times frustrating.

It gets frustrating, but it's really just what needs to be done.

It's a bit frustrating, but submit everything piece by piece and it isn't too bad. 

Having same issue looking for attorneys that do assignments. this is so frustrating because i have learned to generate leads ez enough but even if i get property under contract i still have half a deal because i cant seem to locate key people to consumate deals so i can complete transactions.

Your frustration about your friend comes from the voice in your head that steers your boat:) Be happy that this voice is much louder and taking actions now!!

One area of frustration was finding a bank that would open accounts for them because they share the same EIN.  

I have some stock market experience and have been able to do quite well, however the volatility is frustrating and it sounds like the possibility of higher returns is greater with real estate.

Ya I'm with you on increasing the cash flow, PMI is just one of those things that gets me frustrated at an extra $240 a month.

I would make sure you read the resources here on BP to get it right so that you can avoid as much frustration (and lost mailing costs!)
