All-in-all agree with your perspective and believe I may forgo the mentorship/education program to deploy this capital in more productive means - as well as begin developing relationships with local agents/brokers to hopefully begin developing a network naturally.

ROTFL.What an epic rant to say that your plan for going green is to bill the tenants for utilities in a market where no other owner does that.

If the roommate wants out, I would forgo a cancellation policy in this case and let him out of the lease.
