I have first hand knowledge of most in the industry and talk to many folks just like you over the years.. there seems to be this fantasy that one can just buy there way into this business and if it does not work for you ,, which it sounds like its not.. ergo your negative comments regarding Brian.. when in fact it just does not work for most people.. not that your any different than most your probably hitting the norm.. full time job... maybe you don't like what you do .. and you have a fantasy of getting rich and working for yourself in RE.. this fantasy comes true for some.. but the vast majority it does not. and the factors leading to it not working are far more than who you paid to be your mentor. 

Most do not jump from FantasyLand into RealityLand until the need outweighs the fantasy. 

Its a question to get rid of fantasy land sellers and unmotivated sellers as fast as possible without ruining the fruit for a later call. 

Most are pretty motivated.The main problem with a lot of these vacants is people bought during the bubble and are underwater or were of some fantasy that they didn't need PM so the props are either financially or physically a disaster---or both.It is not necessary to pay big bucks to buy a system that you can formulate with a bit of elbow grease and a VA.

So when they do call and are in fantasy land ask them if they either are looking for more investment property or if they help people buy..

You know, I think I am seeing the problem...But anyway, I guess I'll try one more time to help you out.First, stop with the fantasy crap.  

Throw away any of your politically correct fantasies.

I do not listen to or consider reasons, excuses, fantasy tails or anything else by way of explanations. 

And my fantasy sports teams are still pretty competitive too. :-)btw: Any BP'ers out there interested in putting together a fantasy baseball league?

It is also a fantasy to assume you're going to remove all traces of mold spores from your environment because "they don't belong there."
