What do you do if you receive a message at midnight expressing that the A/C went out it and is too hot and muggy for them to sleep?

I have noticed as my wife and I have gotten more successful that friends have expressed less interest in seeing us, talking to us, etc.

They will probably express it as 25% to 35% after costs.

The ability to talk to me and express their frustration with an untimely maintenance concern tends to defuse much of the issue.  

I am renting to students who have already expressed interest in filling the additional space with friends.
