My only advice would be to look at some other deals where your Cash on Cash would be better.Also I try to budget close to $200 per unit for Cap Ex and Repairs.

I got divorced in March of 2016, so my ex is still in the house, and I am still on the mortgage (although it is her responsibly per the divorce papers).

What can be more prudent (and personal) is to have ballpark estimates on when major cap-ex expenses will arrive.

My ex-wife (and myself but I am not on title) have a rental house.

You will have expenses, vacancy, have to do a cap-ex hold-back, etc.

my partner got the call last week and they said her ex-husband hit a kid with his car and they want money for the medical bills because they couldn't go to the cops because they were wanted criminals so they'll take the money or shoot.

There are numerous things I later found besides the roof that are done badly or unfinished, ex: 10 outlets not working, or not grounded, or reversed.I have an offer on the house to close in 28 days, and am looking for quick solution, and or long term action, as trying to mediate the situation with him face to face seems to be costing me and getting me nowhere.
