If it was unforeseen medical debt, and you've made progress in straightening things out, you might find a private lender to work with you for an eye-wateringly high interest rate.

How do you confidently project rents when evaluating deals in these types of markets?

I am still evaluating if this is the best investment for me to proceed with as we get further through due diligence and I will keep everyone updated on how things go.

It's an active business, not passive so I believe that requires continually evaluating the property, adjustments to decor, etc may be needed as well to make sure I'm fully optimizing the property.I have a lot of home renovation experience from my own personal home and my LTR's already so I'm very used to this kind of work.

You won't be able to buy in an already super trendy area with your budget however, so I'd look just outside of those to areas in the "path of progress".

I could have easily had double the portfolio I now own, and while I'm not complaining by any stretch of the imagination as RE has been very very good to me, it slowed my progress down significantly when interest rates were excellent and I should have been more willing to use leverage.
