Believe me, I'm not endorsing this, but I'm a broker and I have to work with other brokers. 

They will never endorse anyone, but the clerks work with contractors all of the time so they'll be able to point you in the right direction. 

I've seen some endorsements for the latter, but would love to hear from anyone who's done the former with limited issues. 

A few options come to mind.You might call a title company and ask them to explain the normal process of recording a deed of trust or mortgage in the state you’re making the loan, as well as their various lender title policy options and endorsements.

I will be getting a Title Endorsement during escrow confirming its 1st position.

There are some lenders who may have temporarily suspended originating rehab/reno loans, but Freddie, Fannie, and FHA are still endorsing them. 

I’ve listened to many BP podcasts where landlords endorse very detailed leases that are not the typical boiler plate and some feel that having every little detail in the lease is important.
