However I will eventually need more volume and what  I'm doing is not really scalable. 

So I’ve since blocked off the third floor on one side and rented it as a 1 BR for now. but when the other side leaves eventually I’m starting to lean towards raising the ground grade 28” so that the total drop is less than 20’and then I’ll knock down some walls and make the whole 3rd floor attached only to that last unit so that the whole area can use the stairs and that window as second egress. 

I am one of the few that has made a living doing sub 75k loans we just do ALOT of them As for Development I have funded entitlement projects in Orlando  and Atlanta and currently doing 3 in Virginia just a few minutes East of Dulles these are high end REsi projects pre sold to Toll  and one to a large regional.

They will eventually cash flow but depends on how the deals are managed.

I've been working under a friends GC license and now working on getting my own.I am currently house hacking my invest property, the main house is rented out and I live in the unfinished back unit in the back that will eventually be a DADU.

I will eventually find the myself but for those willing to offer decent relevant and advice from experience in certain or similar situation.

Got off to a rough start and the tourist economy here hasn't bounced back, but this is a buy and hold deal so eventually it will even out!

As others have said, it's all about your VA benefits which you can eventually use on multiple properties.

I eventually want to get into building 5-10 houses a year, building myself up to the somewhat more recession proof market (Im thinking $650k+ builds, I also really enjoy lakefront.)
