Im looking to get some advice pertaining to purchasing/ renting properties in the Coachella valley, Palm Desert, Indio, La Quinta, Coachella, Palm Springs areas.

My thoughts were a piece of land 100,000 square acres in the middle of Mojave Desert may be worth $600,000 but if you can't put a business on it that makes $60,000 then you can't even get a 10 capThanks @belindaI personally don't know how hard it is to fill the empty parks, but I'm sure my partner does. he's been in the California fire though so he's been out of touch.

He's been losing his shirt since he closed on it...keep in mind 100 years ago when Milwaukee was one of the richest cities in the world  Vegas was a little dusty stop in the desert.. housing stock here is pretty much all 50 years or newer and in certain areas as cheap as you could build a property. 

It is in the Desert area, with homes surrounding it from the 125K~200K range.

Living in a duplex is no sacrifice, being deployed for a year to the desert away from your family is a sacrifice.  

I deeply appreciate all input.I am looking to get a ballpark cost to build a 4 bedroom, 3 bathroom home on a lot in Desert Hot Springs, California. 

Do not forget people not buildings make a community.Here are a few thoughts...1)  People should NEVER move into a food desert. 

I use it as fuel for my "F-U get out of my way before I destroy you with a 11" regular desert tan side kick" mentality.

Regardless unless they have joined a wandering caravan that is going through the Gobi desert I believe mail gets delivered almost anywhere.
