My goal is to purchase small multi-family real estate (duplex, triplex, fourplex) and ideally for my first deal to be a house hack.By working during college, I have accumulated $50,000 in savings and investments but I will realistically be able to deploy $25,000-30,000 toward real estate this summer.

The mortgage broker I was working with was receiving friction from one of the normal lenders they worked with, who stated that the subsequent clause was for deployed service members; however, there is no mention of what defines a particular future event.      

Buying a SFR in the GTA will tie up capital that can be deployed (and accelerated) faster elsewhere. 

If you already have the capital ready to deploy and general knowledge of the industry, plan to purchase multiple properties per year, then yeah it may make sense.

As an example, if you can earn 10% cash on cash return today or better from your cash flow, how would you deploy the equity if you sold to earn the same or more?

I am currently deployed overseas and had a goal to get my license while over here. 

Also, it will only be accruing interest while you have it deployed.

If it were me, I'd consider selling and taking the profit to deploy elsewhere.

I typically do not pursue Single Family properties, but I had cash that needed to be deployed and this should be a quick turn around and then a nice cash flowing property.
