@Chris MasonNow onto my soapbox:      If you knew in advance and you deliberately decided to break the rules and do it anyway, that is not the right attitude to succeed in this or any business.

Deliberate property damage is real.

They are in business to make money, NOT pay out claims.They deliberately have red tape and delays in the hopes that an owner will make a mistake and invalidate their claim - so, no payout.Had a client with a home warranty and hot water heater went out.

It is annoying but I suspect not deliberate that she didn't give you a key.  

There was a lot of grandstanding and maybe even political backstabbing that happened in the 11th hour of our city council deliberations which coincided with the start of an election season.

And since the cost to build is often driven by the size of the structure, there is an arbitrage opportunity to be had for those building deliberately with the customer in mind.Bonus points if you’re zoned commercial, and can monetize your cashflow by selling the property at cap rate after a stabilization period.
