I can see the advantages of completing your own legal work (familiarity with your business, more attention/time/care, and saving money) but also the disadvantages (spending too much of your time completing legal work, too close/emotionally connected to the business, and not being an expert with residential leases).  

The deals are out there, one just has to dig a little deeper and turn a few more stones.Like yourself, I may not like the tax or political situation here but my investments are doing very well. 

First, I was informed that wholesaling in Texas now requires a double-close, which made my eyes go wide and prompted a deeper inquiry. 

Anybody have a highly recommended CPA or other expert that I could connect and take a deeper dive on this with?

One more tip – people remember stories that trigger their emotions.

If you want to do a background check and lease for Airbnb bookings, you have to put it in the house rules so you have the guest agree to do it after confirming the booking on Airbnb.We don't do mid stay cleanings, but we do expect a deeper clean after all our MTR stays.

I'd simply present the facts plainly without emotion to the owner and ask politely to be reimbursed.
