If it could do it what it claims to do in a more streamlined and organized fashion, it could be decent. 

If I'm paying cash, im not giving anyone 350k, just to get a decent, but not amazingggg COC% or cap rate.

Some of them are construction contractors that have decent credit but can’t take multiple loans on multiple properties and pay tons of fees and closing costs.

Will add though, that a good PMC will immediately alert an owner about what their property really is and the expected challenges.Unfortunately, a decent portion of the time we do this, owners either don't want to believe the Evaluation Video we send them or decide to sell.

I personally wouldnt work with a discount broker on the list side as there is a decent amount of money that goes into presenting a good listing.

There's a decent amount of posts in this subforum about investing in specific upstate NY markets that I would certainly checkout/dig for.

You can try the different COOPs on the island, as they seem to be decent. 

Also, depending upon how aggressive you want to grow hiring a mentor/coach would also be beneficial.

Additional Details:The property is in a desirable area with good amenities nearby.STR data from AirDNA shows decent revenue potential, but the lack of comps makes me hesitant.I’m looking for a balanced approach that minimizes risk, even if STR performance doesn’t hit expectations.If anyone has experience investing in Cincinnati or navigating markets where STR data is sparse, I’d love to hear your thoughts.
