I really dislike Airbnb. Anyone else?

I have luckily not had to contact them often but when I have, they have been incredibly helpful (every now and again I get someone that doesn't know what they are doing but no more so than any other call center I call).

Anyone Have Experience with Section 8 in Detroit?
30 December 2024 | 18 replies
@John Kim @Travis Biziorek is 100% correct.S8 really isn't difficult, but it's not the answer to everything that the self-proclaimed "gurus" make it out to be.With S8 tenants, you're just trading one set of challenges versus direct paying tenants. When we advertise a rental, we take the best tenant we can find, immaterial of their source of rental funds. You want to be careful investing in the City of Detroit because there are a lot of "crooks" trying to sell you Class D properties dressed up to look like Class C or B.Connect with us or Travis for more info!

@Ethan Slater here's some info we hope you find useful:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants. If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

I use my own application, which has an imbedded authorization to release information for their employer and landlord. If they have not confirmed an hour prior to their appointment, I send this text to their phone (which was required as part of their contact information I required in the response to my ad):As I had requested in my email, you have not yet confirmed your apartment showing for this evening, scheduled for 7:00pm.

If you are looking to passively invest I would recommend finding a company that is vertically integrated so you have one main point of contact from start to finish.
