looking for advice on a plan of attack on investing
9 June 2023 | 2 replies
hello everyone, I'm reaching out to get some advice hoping you can help me decide what the best plan of attack is Im kicking around the of taking out all of my 4o1k money early and investing it into a syndication investment instead my thought for doing this is with inflation as high as it is and inevitable continue rise in my life time (im 31) is waiting until im 60+ losing all of the buying power capability really the best decision to do with my money i have 4% match at work so im putting in 8% every paycheck but if inflation is 10% for example im losing right or am I not understanding something correctly i understand by taking out of my 4o1K early i will pay a penalty but that smaller amount of money will have more buying power today then a larger amount 30 years down the road with compound interest of not touching the 4o1k will that be a big enough of a factor to combat the inflation i was also planning reinvesting into syndications after the 1st time (ive never invested in a syndication or any type or real estate) having the syndication investment act as my 4o1k but i get cash flow with the syndication instead of waiting 30 years to get payments is this a realistic thought process if not please correct me thank you for your time and any advice you can share have a good day

'Vanlords' in Los Angeles are Renting RV's to Homeless People
22 June 2023 | 0 replies
As of the last report there were over 4,000 rented RV's scattered around the streets of Los Angeles, with city officials seeming to do little to put a stop to this.A vanlord named Greg William who owns 15 of these 'rental properties' was interviewed and he thinks he's doing good for the community by providing homeless people a safer place to live (compared to living in a tent on the side of the street).I can appreciate the creativity of these entrepreneurs but this is clearly not the solution to combat the homelessness problem.Weird world out there in LA.

Help me evict nightmare tenants who continue to clog plumbing

If that works, get it in writing but don't pay until they are gone and relinquished possession. 1K is a LOT cheaper than an eviction and not as combative a situation.

20 June 2023 | 12 replies
Last year February (2022) versus this year February, we had 54% more inventory for sale in detached single family homes and 40% more inventory for sale in condos/townhomes.Buyer demand has remained strong with properties still receiving mutiple offers, while interest rates have slowly started to creep back up into the high 6s.To help combat the higher rates, a lot of buyers are still taking full advantage of the 3-2-1 and 2-1 rate buydowns.New Listings for Detached SFRs-Compared to February 2022, we are down about 54% in our February 2023 active inventory of for sale single family detached homes.

Ways to combat it: purchase all in cash, or leverage your cash at about 8.00% and refinance in 3-5 years time.
