I tried to find a qualified tenant around May for about a month, I had everything in place (application, rental criteria, lease agreement, background check co., tours, etc) however, many applicants had evictions and poor credit history (low credit score doesn't bother me, but when you have 7-10 credit card and personal loans in default, it's a serious red flag.)

I have had it happen on one job and we were getting a CO the next week.

It depends the location but I recommend Co-living (renting by the room connecting like-minded people to live together) or STR.

My wife and I have 24 locations in Colorado and Arizona.  21 locations are larger residential properties (up to 16 residents) and 3 are commercial communities. 

When they sell, title co may require signature of spouse even if they are not on the deed. 

But @Colin Leach the age of majority for contracts in Mississippi is still 21, but I think you can co-sign for him.
