Then again, the Statute of Frauds requires that real estate contracts be in writing.That said, the wholesaler could still be sued for "fraud in the inducement", meaning that he entered into a contract without both the intent and the ability to perform to it.I'm not sure how a realtor got involved, but you can expect that he'll be looking for a commission.

I believe that you'll find that selling contracts is still interpreted as marketing a property that you do not own - which will require a real estate license.Also, if you put a property under contract without both the intent and ability to close on it, you could face a lawsuit for "fraud in the inducement", because you convinced a seller to sign a contract that you had no intention to see through to the completion promised.The LEGAL way to wholesale is to close on the property first, then market and sell it.

If the long term rate of inflation is 2-3% (and the Fed has taken extraordinary measures in recent times to try and induce that), and you're locked in at 4.0%, you're borrowing money at an effective rate of 1-2%.

While there is currently a migration towards the Sun Belt, which is great for real estate there for the time being, they were mentioning that the future migration flow will be climate-induced and the best place in the US will be the Great Lakes Area and the city of Chicago as its main center is already preparing for that.

That s/he grossly mislead you or lied to you about a fact or facts to induce you into closing.As others have also stated, ARV is a subjective opinion and as such it may be impossible to prove a fraudulent behavior.
