This has been discussed alot on here.Some people seem fine with no cable.I have nice vacation rentals and provide an easy way to watch live sports, news etc.I provide cable channels or you tube TV.In my listings I state up front that I provide cable channels because I'm not cheap that if other people won't provide this what else are they cutting corners on?

0 Chance.Cmon, pay for insurance or just don't own real estate.Trying to gain an extra 2-3% ROI and risk your entire principal is just stupid.Don't be cheap, get insurance.

Just don't change your address to your parent's house, that would throw up a red flag. as long as that remains your primary and you aren't renting it out for at least a year after purchase, there shouldn't be any issues. 

I second what @Michael Baum says, granite is pretty cheap now, prices have come way down. 

I was estimating the ARV at 160-165k which I don't know what it will be for sure but I'm a little worried it might be less which throws a wrench in things as well.
