It is easy for people to download fake W2s, ESA paperwork, etc, with a few mouse clicks and a credit card. 

My take on this is to underwrite purchases based on expected LTR rents (I like rentometer and the BP's own rental estimator), but start charging 1.5x that rent for your MTR.

Add AC and you need a good HVAC tech...if they come from the next town, again their availability may be limited and they may charge trip charges.Do you know this town well? 

ci=Bismarck&st=Nor...This will help you determine how much demand there is and whether or not you can charge enough to cover your expenses and hopefully produce some cash flow for you.

Our process server charges $40 within the city limits.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Call the town and ask what they have on the town card for bedrooms and bathrooms.

Just remember that $70 is the gross number they charge , they have to buy supplies , insurance , tools , vehicle , gas , workmans comp etc .
