Yeah the law changed I believe back in 2020.You cannot do short term rental with an HPR unless you own both sides.   

Hey @Erik Applegate, I don't think there would be much change in pricing in regards to similar places nearby.

I've never gone through the zoning change process that you mention although I've heard it can be very profitable.  

More than doubling in one day did change that a bit, but I am glad I have it and hope it is never needed.I advocate those who have significant assets have the protection necessary to protect those assets.  

If you have a water dispenser in fridge, hook it up or change out fridge.People are going to think fridge is broke and complain if this is not hooked up.

One would think a tenant with an ounce of brains would change their habits with the first violation.You need to get rid of this tenant. 

I have to imagine it's a bit more negotiating than just purchasing something with cash, since it's essentially bartering @Rene Hosman YEARS and that's if they actually got approved because it had to be so completely vetted to avoid lawsuits after approval. 5-10 years but the stance of that municipality was anti-change, anti-development, NIMBY on steroids, etc.

@Tony it's interesting that your 6% locked rate wound up changing so much prior to closing.

Paying it down faster doesn't change your payment.I recommend you speak with your lender so they can explain this to you.
