I have seen some where you can’t have any unrelated individuals rent, can only rent out once a year, can’t have Commercial vehicles, limit the number of rentals or they only give out so many “rental certificates “, high app fees for them to approve, the list goes on and on.... perform your due diligence

The PM maintains a list of vendors who they vet and must ensure the vendors are compliant with their operating standards such as having a Certificate of Insurance naming the PM as an additional insured, receive invoices from said vendors, pay vendors, checks vendor work (in some cases) and ensure the invoice is appropriately accounted for in the asset/owners account.

@Etan Frankel although the government has a hard deadline of April 20th, 2018 to establish designated opportunity zones nation-wide, the investments wont happen for a short period afterwards while the IRS works on designating qualifications for the certification of an Opportunity Zone Fund.As soon as the certifications have been designated and the flood gates for applications are opened, i am sure you will begin to see many Opportunity Fund's pop up that would be eager to participate in the investment.

I requested that my self-directed IRA be put on the Property Insurance Certificate and the Liability Insurance Certificate for the property as that is what I have always done.

@Edouard Pierre First, I would suggest that you obtain an assignment of rents from the current owner and a certification from the current owner that there is no rent.

I think it depends on location, quality of rehab work completed and if the home was properly remediate (TDI certificates, etc.)
