My wife and I earn over $350k a year in our jobs and all of that is now going to pay down debt.We have the option to increase our HELOC to unlock some more capital which I'm considering doing to try and get a good return on my money and pay down the debt faster, but given past experiences I'm not convinced it won't end up with more debt.What would you do at this point?

It's now almost impossible to get a mortgage with a FICO score under 560-580 range.Overall, the housing market has higher average FICO scores and more equity than the 2008-2010 period.This makes it much less likely we'll experience another Great Recession, but there are no guarantees.

The underwriting process is certainly more arduous than most acquisitions but through my personal experiences some of the lenders are far more knowledgeable about the requirements and make for a far easier process for both seller and buyer.

@Johnny McKeonI'm not a CPA but my experience says, yes, you probably can.To avoid confusion it is helpful to separate out the concepts.REPS - Roughly, the requirements are minimum 750 hours active in real estate and those hours must exceed any hours in a non-real estate job.

@Troy F. speaking from experience as a licensed real estate broker in Iowa and in the Cedar Rapids MLS, the Cedar Rapids purchase agreement specifically calls out a clause if the property is a rental property (Y or N).
