Also, while Kohler is one US company (and 40 miles up the road) that's been into luxury bath for years, now Delta, Moen, etc are jumping in but especially in this area is not going to be what they're looking for, its either Kohler or a Euro brand and I think I'm going with Grohe.

However, the property in question is in a pretty good location: adjacent to a garden run by the city council, less than a block from a brand new park, and kiddie corner to a church/Catholic school.

From your post you are seeking to essentially knock down the house and build brand new.

I have a brand new product at the end and I should have less cost in the way of maintenance. 

For me I look at us as a Ritz Carlton style brand so we are going to be implementing this to drive up ANR and occupancy and become #1 in our markets.

With starting a business it will often be 6-12 months before it is consistent especially starting completely fresh.
