Some want to form an HOA, because the neighborhood is an older community, where there are still lots of original owners, but they are older and I know they are not all able-bodied as they're aging.  

Whenever I have an AirBnB related expense, I take a photo of the receipt and put the amount, store, etc. in the subject line/body of the email and send it to that email address.

But if you are already questioning this line of attack then a tenant will smell it.When someone is paying less than $600 rent a $100 increase seems like huge, but again if you are far below market then you should welcome them moving on.

I would think the judge is just making sure the tenant did not get taken by some slick talking wholesaler who ripped their equity..I know @Keith Jourdan  personally and I know he would never do this.. but i can see judges with all this wholesaling stuff going on.. when they get a chance and something does not smell right they may want to check it out some-more..  

I wouldn't be ethically setting her up for success in life if I treated her like a "warm body" to just fill the vacancy.

Problem is that the "friend" was just placing warm bodies in there with no real background checks. 

I would imagine it would smell of smoke otherwise.
