You could figure out roughly what range the properties you would be targeting would cost and use your own assumptions to come up with something similar.

It's a free market, no body can force anybody to buy or sell anything.

The average startup costs for me was in the 15k range.

These properties are in a smaller town (Crestline) but within an hour of Big Bear in the same mountain range. 

All were bought with 20% down and the houses (aside from one) were over $200K which was at the price range for where I bought.
