NOTE: Do not choose to build in any market that any one builder owns 50% of.I have done this in every market I have ever developed in and have never built a house that wasn't sold 30 days prior to occupancy and I build in the spec end of the market.

Most coworkers say "he just got lucky" lol.I have built one spec. house for myself and partners in the 90s, held it for to long and interest and broker fees ate most of the profits, so partnership dissolved because of lack of money in the one project and interest to continue.

We just finished developing a parcel with 2 duplexes (1 side by side 2/1.5 and 1 over/under 2/1) and the rents we are charging are more than market rent for a house with the same specs.

(had to tighten a hand rail, replace the two pumps on the furnaces, put batteries in the fire detectors (I forced them to rewire the fan and lights in the bathroom).Its a pain dealing with an unmotivated seller, and a real estate agent that relies on email to get anything done (especially with the city (when repairs were done, told me that main inspector was sick, and underling was doing inspections and that he was emailing back and forth about getting the rein spection, It took one trip to the city hall in person for me to get the place inspected the next day)).None of this would of happened if I hadn't had the code to the lock box.
