Hi all, I own 2 investment properties in Westland, MI and have a total of 6 insurance policies including my home and auto.

I dropped it when I exchanged out of a couple riskier old MFs and my kids got cars in their own names.I still max auto and per property liability. 

I ran from a mechanical room to the bathrooms through a false beam.

By end we re-did the entire mechanical system, EVERYTHING, had brought in structural engineers for the complete rebuild of the 2nd story, our $35k reno went too almost $80k, it was THE nightmare flip.

I have assumed their leases and added an addendum that includes a few items (no auto renewal, new payment address, etc… ) which I am planning on asking them to sign.I sent non-renewal letters about a week after closing (early April), which gives them way beyond the 30 days' notice.

I've always loved and learned about houses, from mechanicals to design, and I'm ready to work. 

Servicing the mechanical units goes a longgg way.. 

I am however handy, I have a degree in biology and I do have a trade skill set in automotive mechanics, and I am always willing to return the favor for anyone pointing me in the right direction.

If you are not touching mechanicals then there won't be an inspection until you go to sell or refi to put a renter in there.
