You never know who is watching this discussion and can provide extremely valuable feedback that a mentor or coach may provide for an arm and a leg!  

You can ask the local police precinct for crime reports within that neighborhood to get a better feel for the safety of the area.

Make sure you are armed and dangerous.....

We ended up with a lender that specializes in tiny houses out in Utah, but they ripped my arm and leg off in terms of interest rate and down payment.

I was getting interest rates that were slightly over 7% for a fixed, and I recently learned about the 5/6 ARM through my local credit bureau who I had financed my car through many years back.

Would you rather purchase a property prematurely, not have enough funds and suffer from consequences or be financially secure, ready and then go for the right deals with safety/security?

The issues on the inspection report were few and mainly related to safety which speaks to the quality of the rehab that was done (e.g. no expensive CapEx items). 

Purchasing a property from your LLC would I believe be considered a non arms length transaction and could affect how loan products work.

She ate up a lot of my time and neighbors were concerned for their safety.
