What I have are the rents of the 3 tenant occupied units, the owner supplied projected rents for the other two units and a hokey formula on parsing out utilities for the units that are not separately metered. 

@Matthew Drouin I haven't even dreamed of doing what I'm talking about but research the subject I've been brought to various YouTube video offer case studies & case analysis which would have me to believe deals can be done by lone individuals without any capital of their own being spent.

I guess it's just too many factors to consider and it easy to get overwhelmed and cannot get accurate info and estimation when I conduct analysis (ex. property tax rate, insurance, maintenance fee, rent, repair, closing cost, etc.) 

Focus on affordable markets, build a strong network, and continually educate yourself through books, podcasts, and deal analysis to steadily expand your portfolio.Good luck!

New deliveries are hard to get out of the ground because rents aren't high enough to support the projects at today's costs and interest rates. 

In my experience, making on-time payments and making it clear that they are the first lender I am calling to fund a project have been necessary to building a strong relationship fast. 

I would shoot a DM to learn more about your micro hotels- projects.

One of my connections will fund the rehab for less and give it all to us on the upfront to finish the project at a lower cost.

This is our "8 x 8 project" - there, I've said it out loud to remain accountable! 

I'm looking to finance the project long term in a way that is helps me create positive cashflow.
