One question is liability and insurance, also what if the 'adults' (ie couple on the lease) leave and all that remain are the students?

I’m sure you’re well intentioned - and want to learn the real estate industry while earning some money.That being said, I’m going to provide you with some hard facts; “wholesaling” is NOT anything like what is described in YouTube videos, guru seminars, or lead on to $40k mentorship programs.  

If you're having someone view the property for you, have them take videos and photos of the entire property.LTR vs Airbnb - run the numbers and compare the pros and cons of both.

Know that children are rough on properties versus older adults with no kids.
