If you cannot have a competitive advantage anywhere at all then by that individual's own admission they themselves shouldn't be in real estate whatsoever because it's pointless to try and compete. 

I just know it's going to be a PITA to have transcripts sent over, etc for admissions.

You're telling the seller that you need to get partners in and out which isn't true by your own admission.
